I'd love to get to know you

I'm Nisa. I live in FishHawk, Tampa, and I'm part of daily life here as both a homeowner and a neighbor.

Before real estate, I spent nearly 20 years as a Director of Human Resources. That experience taught me to listen carefully, understand what people actually need, build trust, and dig into the details. Today I bring that same care to guiding buyers and investors with ties between Turkey and the U.S. through the entire home search, start to finish.

I serve on my local school's PTA board, so I know the community I serve from the schools to the parks. I'm part of the Elite Choice Home Group team, and my brokerage is Future Home Realty Inc. I work throughout Tampa Bay, with a focus on FishHawk, Lithia, Riverview, Brandon, Valrico, Tampa, St. Petersburg, and Clearwater.

Frequently asked questions

The questions I hear most from buyers looking in from abroad. For more detail, read the step-by-step guide.

Can a foreign national buy a home in Florida?

Yes, you can purchase a home. You don't need to be a U.S. citizen. We confirm current rules together during the purchase. Owning a home alone does not grant a visa or residency; for immigration matters, consult an immigration attorney.

Can I buy without ever visiting the U.S.?

Often, yes. A video tour, digital signature, and notary or consulate certification can let the process be handled remotely. The title company and lender decide which documents are accepted.

How much should the down payment be?

If you're paying cash, there's no down payment question. If you're financing, the rate depends on the lender and your profile. Foreign national loans typically require a higher down payment than conventional loans.

How long does the buying process take?

Usually 30-45 days from accepted offer to closing, depending on financing and terms. Cash purchases can move faster. The home search itself depends on budget and market.

What's included in the monthly cost?

On top of the loan payment: property tax, home insurance, HOA and CDD fees if applicable, and maintenance. You can try the numbers in the calculator.

Can I rent out the home I buy?

Usually yes, but HOA rules and local ordinances can restrict renting. It's important to check the rental rules before you buy.

Which areas do you serve?

FishHawk, Lithia, Riverview, Brandon, Valrico, Tampa, St. Petersburg and Clearwater, and the wider Tampa Bay area.

Do you work in Turkish too?

Yes, I handle the entire process in Turkish or English. Documents and contracts are in English; I walk you through them and answer your questions.

What does your service cost?

The initial consultation is free. Before touring homes, the scope of services and fees are clarified in writing and in advance. Every client's situation is different, so we talk through the numbers together.

Client testimonials

In the words of clients I've worked with.

“An excellent experience from start to finish! Living in Turkey and purchasing a home in FishHawk could have been a complicated process, but the entire experience was smooth, professional, and stress-free from beginning to end. Communication was excellent throughout, every step was clearly explained, and all my questions were answered promptly. Even while managing everything from abroad, I always felt informed, supported, and confident in the process. The professionalism, attention to detail, and genuine commitment to making everything as easy as possible truly made a difference. From the initial conversations to the final stages of the purchase, everything was handled exceptionally well. I am extremely happy with the overall experience and would highly recommend their services to anyone looking to buy a property in FishHawk, especially international buyers who need a trustworthy and reliable team by their side.”
