Selling Your Florida Home: What a Real Estate Agent Does, Step by Step

Nisa Esmer, Florida-licensed REALTOR® · October 2026

Short answer: A seller's agent helps you price the home, prepare it, market it on the MLS and other channels, evaluate offers, and track deadlines through closing. Fee and term are set in a written listing agreement; no one can guarantee a sale price or timeline.

If you want to sell in Florida, especially while living in Turkey, the first questions are usually: what does the agent actually do, how long does it take, and can I sell without being there? This guide walks through the process step by step.

1. Pricing: where the home sits in the market

Your agent reviews recently sold, similar homes (a comparative market analysis) to build a price range. Price is one of the biggest factors in how long a home takes to sell and what offers come in. Results can't be guaranteed, but a data-based price is a useful starting point.

2. Preparing the home

Your agent walks the home and suggests what is worth doing; not every expense comes back in the sale price.

3. Marketing

The home is entered in the MLS, the shared system agents use, which feeds sites like Zillow and Realtor.com. It can also be promoted through social media and agent networks, including Turkish-language outreach for Turkish-speaking buyers.

4. Showings and offers

Showings are scheduled with your approval. When an offer comes in, your agent walks through price, down payment or financing, and inspection and closing timelines with you. Accepting, countering, or declining is your decision.

5. Inspection, appraisal, and closing

The buyer usually orders a home inspection, which can lead to repair or credit requests. If a loan is involved, the lender orders an appraisal. A title company runs the closing: documents are signed, funds move, and the deed transfers.

Costs for sellers

Items vary by transaction. Generally these can come up: agent compensation (negotiable, set in the written agreement), title and closing costs, any remaining mortgage, property tax, and HOA balances. Foreign sellers may also face FIRPTA withholding; ask a CPA.

Selling from Turkey

With a power of attorney, e-signatures, and remote closing options, most of the process can be handled from Turkey. The title company decides which documents it will accept. Frequently asked questions

How much is the agent fee when selling my home?

Agent compensation is not set by law and is negotiable. It is written into the listing agreement. Before you sign, ask for the fee and what it covers in writing.

How long does it take to sell a home?

It depends on price, condition, location, and market conditions, so no one can promise a timeline. Accurate pricing and good preparation are usually the biggest factors.

Do I have to empty the house before selling?

No, but a clean, tidy home with fewer personal items usually makes a better impression. Your agent can walk through the home and suggest preparation steps.

Can I sell my Florida home if I live in Turkey?

Generally yes, using a power of attorney, e-signatures, and remote closing options. The title company decides which documents it will accept.

Will there be tax withholding if I'm a foreign seller?

A withholding rule called FIRPTA can apply when foreign persons sell US real estate. It depends on your situation; speak with a CPA or tax professional before you sell.
