Florida Home Insurance and Property Tax: Why Your Monthly Payment May Run High
Short answer: Looking only at the loan payment and saying "this home works for me" can be misleading. In Florida, insurance and property tax can make up a large share of your monthly cost, and they vary a lot from home to home.
This is one of the things that surprises buyers most. The price and loan payment you see in the listing is only half the story. Accounting from the start for what you'll pay monthly and annually as a homeowner helps you avoid choosing the wrong home.
Home insurance
Home insurance prices in Florida vary significantly based on the home's features and location. The main things that affect price:
- Roof age and condition: Older roofs can make insurance harder to get or more expensive.
- Year built: On older homes, insurers may review the electrical, plumbing, and A/C systems. In some cases a "4-point" inspection is required.
- Wind resistance: A "wind mitigation" inspection documents the home's storm-resistant features and can lower the insurance price in some cases.
- Location and flood zone: Homes near the coast or water may fall into a higher-risk category.
Important: Standard home insurance usually does not cover flood damage. Flood requires a separate policy, and if the home is in a flood zone, the lender may require it.
My advice: get a quote from an insurance agent for that specific address before you make an offer. Finding out the price during the inspection period instead of knowing it up front also affects your negotiating position.
Property tax
Property tax is calculated by county and paid annually. If you're financing, it's usually rolled into your monthly payment through an escrow account. A few things to watch for:
- The tax may not be what the previous owner paid. The assessment can be updated when you buy, and your tax may come out higher than the old figure shown in the listing. Don't treat the listing's number as your own tax amount.
- The homestead exemption only applies to a home used as your primary residence. Investment properties don't get this benefit.
- Rates vary by county and neighborhood. There can be differences between Hillsborough, Pasco, and Pinellas.
How do I test this in the calculator?
In the mortgage calculator, try different values for property tax and insurance and see how the monthly payment changes. For real figures, you'll need an insurance quote and current county information.
Checklist
- How old is the roof?
- What's the home's flood zone status?
- Have I gotten an insurance quote?
- Do I know property tax will likely be reassessed after I buy?
- Does my total monthly payment comfortably fit my budget?
